Scope by Condition Class First

The IICRC S520 standard defines three conditions, and your entire scope flows from which one you are dealing with:

  • Condition 1 is a normal fungal ecology: no actual growth, only settled spores at background levels. Nothing to remediate.
  • Condition 2 is settlement of spores, dust, or fragments from a nearby Condition 3 source. It needs cleaning, not demolition.
  • Condition 3 is actual mold growth, active or dormant, on surfaces. This drives removal of affected porous materials, HEPA cleaning, and antimicrobial treatment.
